• The referencing procedure
Processing the application, including carrying out the referencing procedure normally
takes about 3 - 5 working days, as long as you can provide us with all the information
we have asked for. Should we encounter problems, they are likely due to:
• Application forms not being completed correctly or fully
• Problems in clarifying your employment, particularly from larger organisations
or Local Authorities / Public Service employers
• Difficulties in obtaining landlord references
You can help us by completing the application form(s) as thoroughly as possible
with up up-to to-date information and contact details.

• If you are successful in obtaining the property
If your application is successful, we will confirm a date to move in and arrange
an appointment to meet you at either our office or the property on the move-in day.
We will also need one month’s full rent in cleared funds by the day you are going
to move in and you will be required to pay your deposit in full. We can accept payment
in the form of a cheque (payable Direct Valuations Ltd and subject to 10 days clearance),
bankers draft, bank transfer or cash.
In the week leading up to your move-in date, we will draw up your tenancy agreement.
This will need to be signed by all tenants before you move into the property. We
will arrange an appointment for you to come into our office, to sign these agreements.
If you have a guarantor, you will also need a signed deed of guarantee.

• Contents insurance
Completing a tenancy on a Direct Lettings property is subject to having Tenant’s
Contents insurance in place. Direct Lettings offers an insurance option and each
policy is competitively priced and offers cover not only for Tenant’s possessions,
but also a level of cover for Landlord’s fixtures and fittings. This extra cover
gives both Landlords and Tenants peace of mind in knowing that any damages can be
claimed on your insurance policy instead of being deducted from your deposit. Your
letting coordinator is able to discuss with you the levels of cover available and
the competitive prices.

• Moving day
On your moving day, we or your Landlord will meet you at the property to hand over
the keys and take your meter readings. At the same time, you will be provided with
an inventory that needs to be checked and completed during the first few days at
your new home. We will also need to collect a standing order form for future rent
payments, and your completed insurance application. If you have seen a property
you wish to apply for, get in touch and we will send you an application form.
